HYCC Apartment Search
All students need to find a place where they can live and study in comfort. Chinese universities provide dormitories for foreign students, however they lack privacy and are often overpriced. Living in a building of foreign students is not the best way to expose yourself to Chinese culture. Many students staying for a semester or longer decide to consider renting an apartment outside of the campus.
HYCC can help. HYCC's apartment search service is designed to both help a student find a suitable apartment and protect his / her interests when negotiating rent and other terms with the landlord. The process works as follows:
1. The student will tell HYCC his / her requirements for the apartment to be rented
2. HYCC will coordinate with a real estate broker near to the university to find some apartments meeting the requirements.
3. HYCC will accompany the student to see four - five apartments in one day, providing advice on the suitability of each apartment. Once the student has found a suitable one, HYCC will assist in negotiating terms and ensure the student is not cheated or overcharged.
4. HYCC will coordinate the handover of keys, deposit money and signing of the contract once agreement has been reached.
The fee for this service is charged at EUR 100 / US$125 per day of apartment viewings. Therefore if a student is happy with one of the first four / five apartments he / she sees, then the fee payable to HYCC is limited to this amount. If HYCC has to organize additional viewings then we will charge an extra day's service fee. The HYCC Comprehensive Service includes this Apartment Search service - there is no need for comprehensive service participants to pay the extra fee described above.
Please note that the student is also required to pay the real estate agent. Fees vary, but the maximum payment to an agency will be equal to half a month of the rental fee payable to the landlord.
In our experience, even after adding fees payable to HYCC and real estate agents, renting an apartment off-campus is cheaper and more comfortable than living in a dormitory, particularly for students staying in China for more than a semester.
